Casa Gioia is a joy to behold. It’s a big, impressive ruin of over 350 sqm. located in an easily accessible position, with full-day sun coverage and amazing, extraordinary views. Casa Gioia is the complete package. As you can see from the photos that date back to 2006, Casa Gioia was once a very impressive house. Its size, commanding position and perfectly worked stone point to a house with a rich past.
The future of Casa Gioia will be just as impressive. Like all our ruins to restore, Casa Gioia is a blank slate – you can create the setting of your dreams. Literally, you can do most anything you’d like. You can opt for a sizable villa, or, we can design and build a “right-sized” innovative open-plan 2-3 bedroom house in a smaller footprint, or, anything in-between. Casa Gioia can be restored to suit most size and budget needs. Taken to its fullest potential, Casa Gioia can villa-like proportions, with large open-plan ground floor with big country kitchen…upstairs the house can have at least 4 bedrooms and 3 bathrooms. We love the old house’s footprint…no boring square box, as it had multiple levels and alternating roof lines. Casa Gioia already has design options from a local restoration expert. These can be modified to your tastes, or, function simply as the base for your own ideas. Casa Gioia also has an outbuilding of around 30 sqm. that can be used as a studio, office, pool house or single bedroom guest cottage.
In addition to its design, it’s a joy for use to see the treasure trove of old stone on the site. This is the type of stone that’s coveted by architects and builders alike. These stones are just the start of the old features that can be incorporated into your new build.
A true joy at Casa Gioia is the amazing view. The house enjoys full, 180º views of the Sibillini Mountains. These are BIG views and their getting harder and harder to find. But, those are just the frontal views! Off to the sides are rolling hills and cultivated fields, many with summer sunflowers. And, off the back of the house, is a perfect view of hill-top town Penna San Giovanni. The house has a terrific southern exposure guaranteeing full-day sun and wonderful sunsets.
You’ll be full of joy when you turn your gaze to the plot at Casa Gioia. It’s a mostly flat 8,000 sqm plot. It’s private, but not isolated. Peace and quiet reign supreme here. Of particular appeal is the signature oak tree on the plot. Olive trees dot the plot, too. Access is super-easy via a very short driveway to the quiet town-maintained road that runs below the plot. Not only is this sort of access convenient, it also saves you several thousand Euros on your restoration budget. Also, you’ll enjoy the fact that along that town road run the water and power lines, so, you’ll save money on connecting those, too!
Another joy of Casa Gioia is that it’s close to many desirable hill-towns. The closest is Penna San Giovanni, at 3 minutes. Also nearby are elegant Servigliano, Sant’Angelo in Pontano, Falerone and others. The house is centrally located, around 40 minutes to the beach and 35 minutes to the heart of the Sibillini National Park, and equidistant from provincial capitals Macerata and Fermo.
