They even have a summer palio (they quite literally taught Siena how to do it!), and a type of building stone, prized by artisan builders for its quality and beauty. Casa Ginesina is a top restoration candidate. Just go down the list of what makes a ruin a great restoration candidate – views, access, proximity, privacy, old materials – and this house is a winner. It’s also a winner based on its VERY reasonable sales price.
The views from Casa Ginesina are outstanding. They reinforce the notion of San Ginesio as the “Balcony of the Sibillini”. You’ve got perfect views of the mountains, rolling hills and sweeping fields of summer sunflowers. The house faces due south and boasts full day sun. The characteristics of the plot are accentuated by the fact that the house sits up high, on a promenade that gives it a commanding presence. The restoration plan will take all this into account and design the house to bring all the sun and all that big view “INSIDE” the open living spaces.
The house itself is today a ruin to demolish and custom restore. We particularly like that it has a unique form, as several annex sections make its footprint quite unique and add lots of architectural interest and design flexibility. Plus, Casa Ginesina has that great San Ginesio stone that builders, architects and home owners (like me) just love – the shape, the muted colors, the evidence of every tap of the chisel 100-plus years ago…when recovered, reused and repointed it’s some of the most beautiful material you’ll find anywhere. Casa Ginesina comes in at around 220 sqm today – it can be restored bigger or smaller – so it suits most any restoration plans you’re considering. The house is big enough for 4 bedrooms and 3-4 bathrooms…big country kitchen and sun-bathed, open plan living spaces are easy to realize here. The ruin is also ideally suited for our RIGHT-SIZED restorations – 3 bedroom, single floor houses with high ceilings and exceptional architectural interest, all in a 150 sqm. footpring. Note, too, that whatever size you choose for Casa Ginesina you’ll have lots of beams, coppi roof tiles and other materials that will be carefully preserved and reused in the restoration.
The plot at Casa Ginesina is 6,290 sqm. and is private, but not isolated. There’s a well on the property, encased in its own tiny stone “house”. The house sits up high and commands the valley and mountains to the south. Just behind the house is a lovely wood – clear a portion of it (great money-saving wood-burner fuel), and leave a portion as-is for the cool summer shade it brings. The plot is ideal for someone who appreciates being immersed in peace and quiet. A noteworthy characteristic of the plot is that several large, mature, majestic oak trees are present. And, there are mature fig trees, too. The house has the feeling of being embraced by nature.
While that may be so, Casa Ginesina is close to EVERYTHING. It’s 5-6 minutes from the piazza of San Ginesio. It’s about 10 minutes to bustling Sarnano and just a couple of minutes more to Colmurano and Loro Piceno. The newly upgraded SS77 Superstrada is 10 minutes away, so you (and your guests and friends) reach the house quickly from at least 3 different airports, you’re at the beach in 35 minutes and in Umbria is less than 45, making this house PERFECT for rentals and/or a simple B&B setup.
Finally, while Casa Ginesina is a classic property taking its cues from nearby San Ginesio, it’s located right in the midst of lots beautiful places. Beaches and mountains are equidistant at 30-35 minutes. Provincial capital Macerata is 25 minutes from the property. The surrounding towns and hillsides are dotted with great places to eat and local producers of everything from fresh ricotta to local meats, cheeses, breads and wines.
