Possibilities. Everybody loves to have possibilities. Is it possible to have a great view? Is easy access a possibility? I’m wondering if running a business is possible…you get the idea. There’s a solidly-built, fully-habitable, 5 bedrooms, 4 bathroom Marche farmhouse with easy access and great views that’s loaded with possibilities…and it’s very possible it can be yours for just around €300,000!
Casa Possibilita is full of possibilities. Let’s start with the basics. Casa Possibilita was restored in 2008 to exacting standards, in compliance with anti-seismic building codes. It was run by a local family until 3 years ago as a holiday rental property. It’s a building that dates back to 1856 that’s arrayed over two floors, connected by a classic external staircase, creating two stand-alone residences – 1 with kitchen, lounge and 3 ensuite bedrooms/bathrooms and 1 with a kitchen, lounge, dining room, laundry, 2 bedrooms and a bathroom. In addition, the views are great and the access is super-easy.

Let’s start with the layout possibilities, a great feature of Casa Possibilita…
1- leave the house as is, and you have two distinct living spaces – great for rentals, and great for an owner living on one floor, with guests using the other…
2- an extended family or two sets of friends will love this setup, with each having their own living space and domestic privacy, while sharing the garden and terrace.
3- single floor living is a highly desirable feature of this house…great for when a couple or up to 4 people regularly use the house – they can live on 1 floor, and then accommodate the occasional guests (up to 6 of them!) on the upper floor
4- finally, you can add a staircase (already thought through by the sellers) and create a more traditional layout…this frees-up a ground floor bedroom to use as an office, studio, gym or multi-use room.
On the ground floor the kitchen is a good-sized custom one, with a big adjacent laundry room/storage room. The dining room is big, too. You step down to the living room/lounge and move to the back where the bathroom and two bedrooms are located.
Heading upstairs via the external staircase we arrive at the spectacular panoramic terrace and enter the first floor. Here there is a small kitchen and lounge, plus 3 bedrooms, all with their own bathrooms.
Some other features at Casa Possibilita include cotto floor tiles, custom-made hand-painted interior doors, excellent quality exterior doors/windows with insect screens, central gas heating with radiators, a big wood burner on the ground floor, a storage attic, an automatic gate, fully fenced plot, 1st floor predisposed for A/C, ventilated exterior walls, high quality electrical and plumbing systems and excellent internet coverage. It also comes FULLY furnished! We list all of these features together to give you an idea of what’s possible at Casa Possibilita at a price you may not have thought possible!
Heading outside, the 5,500 sqm. plot is flat and marked by an unusual array of plants and trees, from palms,, to figs, to olives. The plot could easily accommodate a pool, with water and power already predisposed for one. The plot is fenced, so all family members, whether they be 2-legged little ones or 4-legged ones of any age, will be able to roam freely on the plot. The big terrace off the first floor is terrific – big and spacious, it can serve any number of uses as a top-notch outdoor living space, and the views are tremendous.
Those of you who know us and follow our YouTube channel know that we’re all about telling it like it is, full disclosure! On that note, let’s talk about Casa Possibilita’s location. The house is located right off a newly-paved municipal road…it’s about a 2-minute drive from a provincial road that has all manner of shopping, restaurants and services. It’s easy to reach major sites and attractions. The provincial road also gets you easily to the coast and beaches as well as the mountains. So, the access is SUPER-EASY and will be greatly appreciated by you, just doing everyday things, and by your renters or guests who will love being able to reach everything with little to no time or effort. Note, though, that the trade-off for this access is that cars use these roads, so, depending on the time of day you may hear more of them than at other times. We mention this just so you know that if you’re looking for a house hidden in the countryside, in a silent spot (aside from the occasional tractor!), Casa Possibilita is probably not the house for you. However, if you are willing to make the trade-off, you’ll love Casa Possibilita’s ease-of-access.
Following that thought, a big part of the enjoyment of your Marche home comes from where it’s located. Casa Possibilita is one of the better located houses on our site. On a macro level it’s in a very central position in the central province of Le Marche. On a micro level its proximity to hill-town Ripe San Ginesio is a real bonus. “Ripe” as it’s known locally (pronounced “REE-PAY”) is a town blessed with a very progressive mayor and town council. The town is considered amongst the most evolved and progressive in the area, a town that marries its notable past with its optimistic view of its future. The town has encouraged artists and craftspeople to settle in the town. “Ripe” boasts a sculpture garden, a microbrewery, an artisan jewelry designer and other artists. Its intimate piazza is anchored by the art-deco bar. There’s also a highly regarded restaurant in the centro storico. The town is part of a new initiative for eBike touring, with a multi-town paved eBike lane and charging stations. “Ripe” also hosts an annual event called “Borgo Futuro” (small town of the future) which brings together experts on sustainability, married with some old-fashioned food and drink – perfectly exploring EVERY possibility!
Casa Possibilita is close to lots of other hill-towns. The closest are Colmurano, Urbisaglia and Loro Piceno, all with their own things to see, sample and sip. The Fiastra Abbey nature reserve is close-by, a terrific place for convening with nature. Also close-by are the city of Tolentino, the provincial capital of Macerata and the SS77 Superstrada. The SS77 gets you to the coast in 30 minutes and Umbria in around 50. The Sibillini Mountains, the Parco Nazionale dei Monti Sibillini, are just 35 minutes from Casa Possibilita. The Ancona (1 hour), Perugia (1H10M) and Pescara (1H30M) airports give you lots of possibilities for arriving at Casa Possibilita.
Finally, with all this talk of possibilities, is it possible to get this house at a price that’s right for most budgets? YES, Casa Possibilita’s extremely reasonable asking price gets you what you need. So, if you like having lots of possibilities, you’re going to really like Casa Possibilita!
