They repeatedly tell us that the landscapes, the pace of life, the welcoming people and the simplicity here all combine to deliver it. It’s also important that your home and its location are consistent with the theme. We’ve found a home that truly brings to life the concept…a property that delivers peace, and quiet, and lots of other things…we call it Casa Pace, where “pace” means “peace”!
Casa Pace lives up to its name. Sure, it’s located in about as peaceful a spot in the Marche countryside as you can find, but it also provides peace-of-mind, too, from its size, to how it was restored, to how it’s priced!
You arrive at Casa Pace just off a municipal country road. You pass through the gate and admire the majestic oak tree that shades your arrival at the house. Casa Pace is an old stone house that has been fully restored. It’s right-sized at 165 sqm., meaning you’ll be at peace with the resources required to own the property as well as those required to maintain it. The exterior of the house is superbly restored featuring hand-hewn local store, traditionally pointed. We know quite well the technical team that presided over the restoration and they are first-rate, veteran professionals who live and work in the local area. Like them, Casa Pace is solid, robust and reliable.

Heading inside at Casa Pace you’ll enjoy the simplicity and the traditional look and feel. The main living floor, the upper floor of the house, has a big open space in which there’s a lounge/living room space, dining space and a simple, perfectly functional kitchen, along with a fireplace. The ceilings are high and the beams are impressive. So, too, are the lintels above the double-glazed windows. The floor tiles are traditional cotto tiles. Also on this floor is nicely sized multi-use room. This opens up some interesting possibilities. Many of our clients love the idea of living on just one floor if it’s just the two of you or if you’re traveling solo. There’s something peaceful and easy about not doing the stairs and heating and tidying up just the one floor. This room is currently used as a bedroom, but, it could be repurposed as an office, a library, a yoga or art studio…the space is there and it’s up to you to choose its use. Staying on this main living floor there’s a big bathroom and a storage room. Note that from the kitchen space you can exit out to one of Casa Pace’s FOUR terrace areas (more on that later) for your morning cappuccino, a nice lunch or dinner al-fresco!
Heading downstairs you arrive at a small lounge area that’s the focal point of this floor. Note that two more terrace spaces are found from this ground floor, one to the side of the house and a bigger one directly behind the house, facing the main view. From this central lounge you arrive at the two big bedrooms, a storage room, a bathroom and a sizable room currently setup with laundry facilities, another fridge and a big sink. This room is plumbed such that it could become a kitchen in a configuration where you choose to use Casa Pace as two separate apartments, one upstairs, one downstairs. This sort of configuration is great for two sets of friends buying together or for any of you who aspire to running a B&B. Otherwise, in its current more traditional configuration Casa Pace has 3 bedrooms and 2 bathrooms, and can probably sleep 8 people, making this right-sized house the right size for just about any buyer.
On a practical note, Casa Pace has double-glazed windows and gas heat via radiators. Internet service is available from several suppliers. In addition, Casa Pace has that rarely seen feature in Le Marche that most foreign buyers love…yes, a garage! This 25 sqm. structure is ideal for keeping a car and is ready to house all the kit and gear that will allow you to explore Le Marche. There’s room for your bicycles, eBikes, Vespas and Ducatis as well as your gardening tools. On top of this garage the owners have cleverly crafted an ample terrace, the fourth at Casa Pace, with dining table, umbrella and locally fabricated wrought iron railing accenting the space.
Moving from the garage terrace, we can tell you more about the absolute peace and quiet you’ll come to adore at Casa Pace. The plot is delightfully big, at around 28,000 sqm. (2.861 hectares). It’s mostly flat and open and it’s all yours. There is lots of space for anything you may have in your plans for peaceful living in Le Marche. It’s ideal for establishing an olive grove. Various fruit trees would thrive on the plot. A simple pool, integrated into the landscape is easily done here. For the more ambitious, you could even establish a vineyard at Casa Pace. The views from the plot will contribute to that peaceful, easy feeling. You see hill-towns Penna San Giovanni and Gualdo. The rolling hills and cultivated fields are soothing any time of year and become even more so in the summer when the sunflowers are in season. There’s even a part of the view where the majestic Sibillini Mountains are seen off in the distance. And, very nearby, we’re told that some of the best truffles in Le Marche can be found…we’re also told that sometimes a few of them are dropped off at Casa Pace in exchange for maintaining the secrecy surrounding their exact origins!
With all this peace and quiet (and the occasional gift of truffles!) it’s no wonder that you might never leave Casa Pace. But, we encourage you to do so as the house is ideally located for enjoying Le Marche to the fullest. You are in between two great towns that everybody loves – active/vibrant Sarnano and elegant/classic Amandola. All manner of shopping and services is within easy reach, in around 10 minutes in either direction. You’re also very close to Monte San Martino a small hill-town known for its hospitality. Also nearby is the San Ruffino Lake where you can enjoy a refreshing swim as well as a meal lakeside at any of the restaurants there. Casa Pace is around 30 minutes from the elegant city of Ascoli Piceno, 50 minutes from the Adriatic Coast and 25 minutes to the Sibillini Mountains. Airports to consider for arrival include Ancona, Perugia and Pescara, as well as Rome and Bologna.
Finally, everyone at some point has to be at peace with the money they invest in Le Marche. Given its extremely reasonable asking price, should you become the owner of Casa Pace, you’ll be amongst the most peaceful of owners!
