You arrive at Casa Nido via a bit of a country road, accessing the property from its welcoming drive, lined by shade trees. You don’t just arrive at the house, you arrive at the complex – the house and a main accessory building face each other and are flanked by the entry drive to one side and the pool area to the other…it all holds together with the center of the nest being the courtyard that unifies these key components of the property.
Casa Nido is a fully restored Marche farmhouse, completed around 12 years ago to a high standard, both esthetically and technically. It’s a big house. At 296 sqm. it can accommodate your entire flock! The exterior of Casa Nido is done in local stone, skillfully recovered and pointed. The arched entry door is the center point and is flanked by windows and doors done in a very tasteful olive color. The tie rods visible in the corners are testament to the extensive structural restoration undertaken by the owners.
Entering Casa Nido through the arched main entry door, it’s immediately clear that the interior design is a perfect balance between contemporary living and a traditional farmhouse style. The ground floor has a free-flowing open-plan design and the landing and stairs are done in very old original floor tiles. As soon as you enter the house and to your left you step down to a really nice multi-use room, with a fireplace and two windows. Currently used as a sitting room, this space can be put to any number of uses – an office, a yoga studio, a snug or a playroom for younger family members. Heading to the other side of the house you are immediately impressed by the big, open living and dining space. It’s a great contemporary architectural feature. So too is the abundance of windows and doors, 5 to be exact, including a 4-panel wide glass door and 4 double pane windows, all taking in the views and letting the light pour in. This impressive space is a true feature of Casa Nido and one that is complimented and balanced by rustic touches including old lintals, old beams and solid wood doors with vintage hardware.
This impressive ground floor space gets even better. It forms an “L” shape with the big, well-appointed kitchen. The kitchen is very contemporary and has lots of natural light from its own 4-panel wide glass door, which also provides convenient access from the kitchen to all the outdoor spaces, including the poolside. The kitchen is sufficiently large that it could easily accommodate a table without sacrificing any of the kitchens’s functional space or esthetic appeal. We really like the double rectangular lintal-topped gateway walls that seamlessly link the dining room/living room to the kitchen. On a practical note there’s a big larder/pantry space with shelving that’s nestled in to this kitchen area.
There are lots of examples of the good, solid thinking that went into the design of Casa Nido and one of them is accessed by a set of double doors from the kitchen-to-dining space…here you enter the utility area of Casa Nido, deftly separated from the living spaces. Here, there’s a sizable technical room and laundry. There’s also a door to the outside that conveniently lets people enter and exit the house from the pool, grounds and garden without tracking dirt or water across the main living spaces. Also found here is a ground floor WC, with a sink and toilet. There are exposed stone walls in the WC that add character and warmth and the fixtures here are first-rate, a sign of things to come!
Moving upstairs at Casa Nido you instantly notice two things – the original floor tiles on the landing and the natural light pouring onto the staircase from the windows above. Arriving on the 1st floor, the overall quality and finish levels at Casa Nido are in full display. There are three big rooms on this floor. To the left is a big, welcoming bedroom with stone-accented walls and old beams. Natural light is everywhere. This bedroom is ensuite and, in fact, has an elegant sunken bathtub to go along with an oversized sink…the fixtures and fittings, as well as the accent tiling, are all high-end. If that bedroom weren’t enough, imagine yourself nesting in the large master suite just across the hall. Here, too, are accented stone walls and those old beams. The double aspect windows are a delight. There’s a big ensuite bathroom here, and it too has double aspect windows. The massage jet shower is a soothing indulgence. The big sink, the accent tiling and the fittings and fixtures are first-rate. Also on this floor is a 3rd room, currently used as a sort of conservatory, which also allows transit to the 2nd floor. It’s a large room that can be put to multiple uses. One of which is creating a 3rd bedroom on this floor, if needed. This can be achieved while easily maintaining privacy for the bedroom. Note that all of the rooms on this floor have solid wood doors and the classic Marche “scurretti” (indoor shutters) that block out the light when it’s nesting time at the nido!
Heading up to the 2nd floor the good taste and superior quality continue. On this floor, there are 3 rooms. The solid wood doors, stone accented walls, old beams and high-end fixtures and fittings are as you would expect at Casa Nido. The composition of this floor is one good-sized bedroom with an ensuite bathroom with a bathtub and a skylight. The two other rooms on the floor are registered as attic space and each has a bathroom. These can be put to personal use as you prefer, but cannot be used as bedrooms for rentals. So, Casa Nido has as many as 6 bedrooms (depending on use) and 6 bathrooms (with all the main bedrooms being ensuite!). Compare those numbers and the finish levels to anything in this price category and we guarantee Casa Nido comes out the winner.
Heading outside at Casa Nido you are immediately comforted by the nature and classic hillsides that surround you – it truly is the feeling of being in a nest in the Marche countryside. From various points on the plot you can see the bell towers of nearby hill-towns. The plot is a comfortable 9,200 sqm. It’s mostly flat and sunny. The landscaping around the house and pool is simple and easy to maintain. There are a few olive trees on the plot as well as some fig trees, walnut trees, shade trees and fruit trees. Behind the house is a big, open field, ideal for a mock Milan-Inter match, or, for establishing a vegetable garden, a fruit orchard or an olive grove, or, you can do them all as the field is that big. Casa Nido has a lovely pool area. The pool is 12m x 5m with a nice surround bordered by a stone wall and an old style wooden fence called a staccionata. There’s also a poolside shower. A special note is that Casa Nido is not far from a river. The owners recount that while their preference has always been for the pool or the Adriatic Sea, their grandchildren are lovers of the river for wading, exploring and tubing! Finally, there’s a nice added value at Casa Nido…the outbuilding. This structure, to be restored, is around 27 sqm. and it’s and home to an old pizza and bread oven. It’s present on the land registry documents meaning it can be restored or converted to another use in the future, according to regulations in place at that time.
When the time comes to fly the nest, Casa Nido is ideal. It’s located 5 minutes from Monte San Martino, a classic hill-town that foreigners tend to treasure. People feel welcome and they build relationships here. We say that Monte San Martino is the small town that acts like a big town! For a small Marche village it’s a place that’s remarkably vibrant and alive. While it’s quaint and tranquil, it has some great places to eat, a couple of bars and all basic shopping and services. The restaurants range from classic and traditional to a new one called Le Segrete, that people are raving about. It’s a village known also for art, music and culture as well as its numerous festivals. Not far from Monte San Martino is bustling Sarnano and quaint Amandola, both 15-20 minutes away. Perhaps the closest gem to Casa Nido is elegant Servigliano, a town with a unique square piazza, weekly market and great places to eat. Also nearby is the San Ruffino Lake where you can enjoy a refreshing swim as well as enjoy a meal, lakeside, at any of the restaurants there. Casa Nido is strategically located not far from two provincial capitals – Macerata and Fermo (40 and 30minutes, respectively), and it’s 45 minutes from the Adriatic Coast, 30 minutes to the Sibillini Mountains. Airports to consider for arrival include Ancona, Perugia and Pescara, as well as Rome and Bologna.
Some practical items at Casa Nido are these…Heating is by gas-powered radiators with an in-ground gas tank, internet service is easily available from various suppliers and all windows and exterior doors are excellent quality double-glazed. Water and power are provided by major utility companies. Finally, Casa Nido is, obviously, an excellent holiday home, but it’s also of a size and finish level that it would be an ideal year-round or long-stay residence, and, as a rental property it would be highly sought after.
