When it comes to your dream house in Italy, you want to be at the center of it all. Well, by choosing Le Marche, the heart of Central Italy, you’ve made a good start. There’s a restored stone farm house, that’s in the center of Le Marche, in the Province of Macerata, a province that spans the mountains and Adriatic Sea. Amongst the towns in the center of Macerata, you’ll find panoramic Gualdo, and, literally, in the centro storico of Gualdo you find this unique property that we call CASA CENTRO.
Casa Centro really is unique. It marries lots of what people like about being in the centro storico, with what they like about being in the countryside. It’s a big, 250+ sqm., stone farmhouse with amazing views just like properties you find in the countryside. At the same time it’s close to the center of town, walking distance to parks and all services, just like you find with properties in the centro storico. It’s this unique proposition of offering countryside benefits and in-town benefits that makes Casa Centro one-of-a-kind on the market today.

As you arrive at Casa Centro and pass through the artisan crafted main iron gate, you’re struck by the amazing stone exterior. Then, instantly, your gaze shifts to the absolutely breathtaking views of the Sibillini Mountains. Staying with the central theme, these views seem to put you right in the center of the best views Le Marche has to offer. The flat, landscaped 1,500 sqm. plot is surprisingly private given its central location and it’s 100% south-facing. The plot and location, while within the confines of the town, offer you peace and quiet and tranquility.
Back to the house, Casa Centro is impressively big. The house has been a part of the centro storico for well over 100 years. In fact, amongst our photos are two that show the house in its original form. It’s something of a landmark in town.
The ground floor has several arches that divide the living spaces. There’s lots of glass and light, particularly on the south-facing, view side of the house. On this floor is a big eat-in kitchen, a sizable dining room and lounge/living room, all offering access to the outside. There’s a laundry/utility room and a WC.
Moving upstairs at Casa Centro, in the center of the 1st floor, is a big lounge area with high ceilings. It’s the central point of access for the three bedrooms, all of which are of a good size and comfort, and, have air conditioning. Two of the bedrooms share a family bathroom, while the largest is a master bedroom with ensuite bathroom. Note that the central lounge, if desired, could be converted into a 4th bedroom.
Casa Centro has central heating, broadband internet and insect screens on the windows. Note that the house also benefits from much lower cost municipal gas lines and is conveniently connected to the zero-maintenance municipal sewer system. Casa Centro also has a pump operated water well for landscaping use.
Exiting Casa Centro from the ground floor, you’re in the center of a big, tiled terrace. The sun cover and the views are unbeatable — you feel like you’re looking over the entire Marche region. Walk 10 meters from the house and there’s the accessory building, a type of multi-use building. Part of it is a very useful garage. The more interesting part is the arched loggia. It’s a terrific second terrace with garden furniture and boasts a wood fired BBQ setup. There’s also a cantina/wine cellar underground at this useful building
Casa Centro is positioned in the medieval town of Gualdo, a sleepy hill-town with amazing panoramic views. Gualdo has lovely park spaces, a weekly market, 2 restaurants, cafes, post office, bank and doctors, too. Very close-by is Sant’Angelo in Pontano…Sant’Angelo is a highly desirable hill-town and it’s about 10 minutes away. The town has 2 supermarkets, 2 bars and 3 restaurants, numerous festas, an active civic life, as well as postcard-like views from its panoramic walkways. In the other direction, and most notably, there’s lively Sarnano with its historic town center, shops, weekly market, restaurants and cafes. Sarnano is a bigger hill-town, hosts numerous festivals, concerts and events. It’s considered the gateway to the Sibillini Mountains National Park. You’re there in under 10 minutes from Casa Centro. People tend to really love Sarnano because there’s always something going on and there are all sorts of services available to you there. Moving further afield at Casa Centro you’re 50 minutes from Adriatic beaches, 15 from the Sibillini Mountains and about 1:10 from the Ancona Airport. All major autostrade and rail lines are easily reached from the house.
So, if you want to be at the center of it all, literally, Casa Centro is the unique option for you.
