Casa Valore is a little different than what you typically see in our listings. It’s not the secluded stone farmhouse with beamed ceilings and all the traditional trimmings. But, what IS is what counts here. It’s a big house. It has great views. The location and road access are excellent. The plot is a manageable size, with olive tress and a variety of fruit trees. The owners of the house have an interesting historical tie to the place and they’ve enjoyed years of unforgettable family vacations at Casa Valore. Ok, so what’s the catch, you ask, knowing that our website and YouTube channel tell things as they are, with full transparency? Casa Valore is a house that, if you’re willing to make a few trade-offs and consider a few upgrades along the way, you’ll get hard-to-find value for the money and a great property for making your own memories.
Casa Valore has a clean, neat, rendered plaster exterior, so it’s not stone or old brick. Its architecture, inside and outside, is more contemporary than rustic. Immediately adjacent to the plot is the house and garage of an elderly neighbor who lives alone. While the neighbor is there, there is near-zero impact on privacy. The heating and hot water system at Casa Valore is dated, running on diesel, but completely functional and easy to cheaply upgrade. Also with mostly warm weather use, the owners don’t really use it for heating, instead using the fireplace in shoulder seasons. Let’s focus now on the amazing value for the money that Casa Valore delivers, the very things that got us interested in presenting the property on our site and channels.
First, Casa Valore is big. It’s 267 sqm. arrayed over 3 floors – two living floors and an attic. The house can sleep a lot of friends and family and has several big balconies/terraces on the first floor. Next up are the views – they’re spectacular as Casa Valore sits on a hill-top, south facing, so the sun rises early and sets late. You see the majestic Sibillini Mountains, dead on. Views like these are almost impossible to find at a property that costs less than €200k, but they’re there at Casa Valore! The plot, at 2,193 sqm., is a manageable size and has 25 young olive trees, pomegranates, cherries, pears and walnuts, and mature shade trees, too! It’s simply landscaped and there are several great spots for outdoor dining, taking some sun, firing-up the grill and hanging a hammock! The access to/from Casa Valore is excellent – you descend the drive to a provincial road that takes you everywhere you need to go, fast, without long, rutted white roads. The central Marche location enhances the value of the property. So, top-line, you now see how making a few trade-offs from a more traditional property gets you some outstanding added value and value for the money at Casa Valore.
Let’s talk a moment about the interior layout. Currently, the ground floor at Casa Valore is registered as storage space, but has been used for years as a simple living space with a big kitchen/dining/sitting room and a laundry and recreational room. There are two big bedrooms and a simple bathroom with shower. Note that the owners, as a contractual element of the sale, will bring this floor into full compliance as a habitable space.
Heading up to first floor, there is a second kitchen and dining area off of which is a big south-facing balcony with spectacular views. There is a big lounge/living room here. There are 3 big, luminous bedrooms, one of which has access to the balcony. There is also 1 bathroom on this floor with a proper bathtub and shower extension.
To recap – there are two floors, currently setup as separate living spaces, ideal for a friends/extended family purchase where each of you has your own living space. You could also rent out one of the floors and live on the other. Or, you could simply remove the first floor kitchen and have a more traditional “up and down” layout with another bedroom added to the 5 that currently exist or an upstairs lounge with access to the terrace. There is also a sizable attic space that is designated for storage use. Try to find a 5-bedroom house with the views Casa Valore has for anything near the asking price. Again, trade-offs on certain things deliver great value for the money on others.
Another part of the value at Casa Valore is that it’s located within the confines the medieval town of San Ginesio, a classic hill-town with amazing panoramic views, park spaces, a weekly market and an award winning gelato maker at the Bar Centrale. The town also has tennis and paddleball courts. The house is close to EVERYTHING. It’s 5 minutes from the piazza of San Ginesio by car. It’s around 15 minutes to the SS77 Superstrada – so you (and your guests and friends) can reach the house quickly from at least 3 different airports. You’re at the beach in 35-40 minutes and in Umbria in 45 minutes. Head to the mountains of the Sibillini National Park in 20-25 minutes – a center of trekking, cycling, walking, hang-gliding and simple relaxing. There’s a close-by network of eBike itineraries. Close-by hill-towns include Colmurano, Urbisaglia, Sarnano, Loro Piceno, and others like bustling Sarnano, a favorite of ours. The cities of Tolentino and Macerata are within 20-30 minutes of the house. There are vineyards, local food producers, lots of local festivals and dozens of great places to eat…all close to Casa Valore.
