Colmurano is known for many things – its status as a classic Marche hill-town, its numerous festivals, its central location and its amazing panoramic vistas. It’s unique in that it has several small intimate piazzas in its centro storico, each known as a “piazzetta”, that have cobblestone paving, benches flower boxes and all that Italian imagery you’d expect. Townhouse Piazzetta sits on a cobblestoned lane that leads to the piazzetta from which the townhouse takes its name. The piazza has a sunny side and a shaded side, benches, flower boxes and some parking for residents. Sitting in the piazzetta you get a sense of all the souls that trod its cobblestones over the centuries. Townhouse Piazzetta is a couple of steps off the piazzetta and it’s about 8m to Colmurano’s first piazza with its iconic clock tower.
Townhouse Piazzetta is today a sturdy 4 story structure with a beautiful brick facade. Inside there are lots of original materials to recover and reuse in the restoration, including old pianella tiles, stone stair slabs and even a few beams.
The fully restored Townhouse Piazzetta will be special. It will be exceptionally livable more architecturally interesting, its spaces better distributed, its plan made more open and bright, its energy profile much improved and it will have a terrific private roof terrace with a direct view onto the iconic clock tower. The restored Townhouse Piazzetta will have an open plan ground floor kitchen and lounge area. The first floor has the first of two spacious bedrooms and a family bathroom. The 2nd floor has the master bedroom suite with private bathroom and on the 3rd floor there’s the multi-use space that opens to the roof terrace and can be used as a terrific office space or snug, or, with the help of a pullout bed/couch, it could do double duty as a third bedroom when needed.
It’s important to note that Townhouse Piazzetta’s restoration has already been designed by an architect, planned by an engineer and estimated by a builder. The restoration project would be executed with custom client input and done with a fixed price contract with fixed delivery date and penalties for late delivery. The buyer will have a choice from a range of floor tiles and bathroom tiles, fittings and fixtures as well as ceiling finishes. Not included in the restoration price are the kitchen and any special non-standard energy systems. Now for a bit about Colmurano. Townhouse Piazzetta is located in the heart of Colmurano. Everything in Colmurano is a short stroll away. In the centro storico there are shops for everyday needs. There’s a cafe in the piazza and ristorante and pizzeria. The town hosts a small Saturday morning market, too. Also, within a 5-10 minute walk outside the old walls, there are additional shops, a pharmacy, banks, the local school and all types of services.
Colmurano is a terrific town and a great place for investing in a Marche property. It’s a peaceful, classic hill-town that more than occasionally transforms itself into something special. The town is known for its many festas. The biggest attracts over 15,000 people and is called Artestrada, or “art in the streets”. This festa features food, wine, live music, street performers and art exhibits all over town. In October they celebrate the new wine, or Vino Nuovo, with a festival that features lots of wine accompanied by chestnuts roasted over open pits in the piazza. There’s also a chocolate festival in Colmurano.
If that weren’t enough 2 minutes out of the old town you’ll find the Saputi Vineyards, winners of several gold medals at this year’s Berlin Wine Festival. The Fiastra Abbey, a vast nature preserve, is a 7 minute drive from Townhouse Murano. It features walking & cycling trails, vast lawns for sunning and picnicking, a restaurant and a market where the abbey’s resident monks sell their organic produce and meats. A bike/jogging/walking path connects Colmurano with elegant Urbisaglia, an ancient Roman outpost. Provincial capital Macerata, with its university quarter, shops and restaurants, and the open-air summer opera festival at the Sferisterio theater, is 20 minutes from Townhouse Murano. Adriatic beaches are just 30 minutes away. The nearby new ss77 superstrada can whisk you to Umbria in 45 minutes. The Ancona airport is under an hour away.
