Villa Classica was restored from an old and quite large farmhouse. The exterior is classic stone, hand-hewn, perfectly pointed, all local. The villa is solid and robust, arrayed over two floors, with a massive loggia and 285 sqm. of volume. Add to that the big views, the wide arched doorways, the super-private flat plot replete with with lots of shade trees, fig trees and olive trees, and, the pool. The shape of the villa is a classic, too, a sort of “L-shaped” structure. The villa has 5 bedrooms and 3 bathrooms. In short, it’s the classic laidback, rustic countryside villa.
The ground floor at Villa Classica is spacious and open throughout. The lounge or living room is huge and boasts some classic original touches – exposed stone walls, two triple-paned arched glass doorways, a rustic fireplace and some really impressive original terracotta floor tiles. You step-up from the lounge to a classic, eat-in country kitchen, simply appointed, spacious, able to accommodate a big table for all the classic meals to be enjoyed with family and friends at Villa Classica.
Staying on the ground floor, crossing the spacious foyer to the west side of the building, we come to a room with an adjacent bathroom with shower that can be used in a number of ways. If it’s just two of you, you could have the convenience of using this as a bedroom, meaning you can live on ONE FLOOR, something lots of our clients have on their nice-to-have lists! If the villa is full in the summer, it’s an overflow sleeping space. At normal capacity it can be a handy storage area. Note, too, that in this area there is a wall of custom cabinetry in which linens are stored and where the clothes washing machine is located.
Heading up the open staircase we arrive at the spacious first floor landing. This space has been used as an office space for when some remote-working or office-checkins are needed. To the left of the landing is the master suite. This bedroom has a small wet-room bathroom, a fully tiled space with center shower and drain, toilet and sink. It’s not a luxurious bathroom, but it does the job and gives you a suite setup. Moving back across the landing, we head down the corridor to find three comfortable guest bedrooms and a very big, well-appointed family bathroom. This bathroom is perfectly sized and equipped to accommodate the guests. There are double sinks and mirrors, a toilet, a proper bathtub and separate big shower stall with glass front.
All-in-All, Villa Classica is ideal for large groups of friends and family to have a great time together…inside the villa the spaces are big and very social and heading outside it gets even better.
First, you access the plot from a paved provincial road. Pass through the entry gate and the drive is lined with olive trees, another classic touch at Villa Classica. To one side you see the first fig tree, directly ahead are the numerous mature shade trees and to the other side you see the front and back lawns, all flat and usable. Note, too, that the 2,625 sqm. plot is fenced.
The views from Villa Classica are classics themselves. Big, panoramic views of the Sibillini Mountains to the south, hill-top towns, rolling hills and valleys and fields of summer sunflowers. It’s a spectacular south-facing view to be enjoyed all-day long, and the sunsets at the end of the day will be unforgettable.
The big outdoor feature of the villa itself is the huge L-shaped wraparound loggia. This is the perfect outdoor space for good living – an early-morning cappuccino, a big lunch in the shade, an apperitivo in the late afternoon and “al fresco” dinners that last long into the evening. If the loggia wasn’t enough, there’s also a sizable pergola, an open topped structure that allows you to take some sun and can be beautified with grape vines or wisteria to create a cooling green “roof”. Heading beyond the pergola we arrive poolside. The pool is a perfectly sufficient 5m x 9m, with a salt filtration system, paved surround and approximately 35 sqm. pool house/storage building.
As for location, Villa Classica lives up to its name. The villa is uniquely placed nearly equidistant from some attractive hill-towns. The villa is about 4km from the medieval town of San Ginesio, known for its panoramic park with restaurant, its summer palio and its piazza which is closed to traffic on summer evenings. San Ginesio also has a tennis center, paddle courts and a weekly market. Gualdo, a sleepy hill-town with panoramic views is around 3kms from the villa. Gualdo has a weekly market, cafe, post office, bank and doctors, too. Very close-by is Sant’Angelo in Pontano…Sant’Angelo is a highly desirable hill-town and it, too, is about 4kms away. The town has 2 supermarkets, 2 bars and 3 restaurants, numerous festas, an active civic life, as well as postcard-like views from its panoramic walkways. In the other direction, around 10 minutes away, there’s lively Sarnano with its historic town center, shops, weekly market, restaurants and cafes. The town, a bigger hill-town, hosts numerous festivals, concerts and events. You’re there in under 10 minutes. People tend to really love Sarnano because there’s always something going on and there are all sorts of services available to you there.. At Villa Classica you’re 45 minutes from Adriatic beaches, 20 from the Sibillini Mountains and about 1:10 from the Ancona and Perugia Airports.
On a practical note, the villa has all electrical, plumbing and septic systems in place, all compliant with modern building regulations. There’s gas central heating and wireless broadband connection.
