It’s everybody’s dream…a little place in Le Marche, right-sized, private, overlooking classic countryside with mountain views and just a few of kilometers to town.  While dreams are nice, house hunting reality sometimes paints a different picture.  NOT in this case!  Just outside medieval hill-town, San Ginesio, there’s a right-sized newly built stone farmhouse that’s just about finished.   It’s the sort of house an Italian would call a Casetta, not too big, but nice and relaxed, easy to enjoy.  So, we’ve decided to call this Marche property Casa Casetta.

Casa Casetta is a unique offering on our site.  It’s house that’s nearly finished and final works are continuing.  Here’s the back story…the owner filed for available government grants and those are being used to fund a completely new build.  That means a fully anti-seismic construction – including 18 reinforced concrete foundation piles – insulated foundation membrane for damp prevention, insulated roof, new electrical, heating and plumbing systems, new windows and doors, 1 (of 2) baths completed, chestnut beams, septic tank installed and connected.  It’s a completely new building in every sense.  The only exception is the old stone from the original building on the site, which has been used to clad the exterior of the new building.

In addition to these noteworthy benefits, Casa Casetta is unique in that it’s right sized – 80 sqm., but it feels like more.  It’s a perfect 2 bedroom, 2 bathroom cottage-sized home in the Le Marche countryside.  We get lots or requests for right-sized houses, but there are so few of them on the market.  Casa Casetta is even more unique then the few alternatives that exist because it’s not only right-sized, it’s built right too.  This house is the ideal solution for a couple, a single person, a digital nomad or two…anyone who appreciates the concept that bigger is not better!  And, better build quality would be hard to find.

The design of Casa Casetta is excellent as it maximizes the available space.  There are lots of windows and doors meaning LOTS of natural light inside the house, giving the feel of a bigger house.  The ceilings are finished with those chestnut beams and pianella tiles.

The ground floor has an open space for the kitchen/dining area that’s full of light, with it’s 4 windows/doors…there’s lounge or multi-use room, too.  This room can be used as a lounge or be the perfect office setup for a digital nomad.  There is an ample bathroom on this floor.  Moving upstairs we find the two bedrooms with high, sloped ceilings.  One of the bedrooms, the presumed master, is big and has a little terrace.  It also has 4 windows/doors, again for all that natural light.  The other is a perfectly suitable guest bedroom with 3 windows.  Note, too, that under the stairs is a storage closet.  There is also a technical room, accessed from outside that houses the boiler and key systems.

It is very important to note that works continue to progress at Casa Casetta.  Flooring and windows are already underway.  However, post-sale,  you will have the opportunity to decide how to finish two important elements – the kitchen and larger bathroom fittings/tiles – allowing for some personal customization.

Moving outside at Casa Casetta, the privacy is incredible.  The views are very special – rolling hills, cultivated fields, summer sunflowers and a great view of the Sibillini Mountains.  The 3,000 sqm. plot is right-sized, too, and it’s mostly flat.  There are olive trees, fig trees and cherry trees.  The plot is sunny and open.

Casa Casetta is located within the confines the medieval town of San Ginesio, a classic hill-town with amazing panoramic views, park spaces, a weekly market and an award winning gelato maker at the Bar Centrale.  The town also has tennis and paddleball courts and a big public pool.  The house is close to EVERYTHING.  It’s under 10 minutes t0 the piazza of San Ginesio by car and around 20 on foot.  It’s around 15 minutes to the SS77 Superstrada – so you (and your guests and friends) can reach the house quickly from at least 3 different airports. You’re at the beach in 35-40 minutes and in Umbria in 45 minutes.  Head to the mountains of the Sibillini National Park in 20-25 minutes – a center of trekking, cycling, walking, hang-gliding and simple relaxing.  There’s a close-by network of eBike itineraries.  Close-by hill-towns include Colmurano, Urbisaglia, Sarnano, Loro Piceno, and others.  The cities of Tolentino and Macerata are within 15 & 30 minutes, respectively, of the house.  There are vineyards, local food producers, lots of local festivals and dozens of great places to eat…all close to Casa Casetta.  This proximity to so many things makes this house an ideal choice not only for your personal enjoyment, but for rentals, too, as well as for year-round residency.
